Community Rules

OCCUPANCY & SPECIAL EVENTS IN THE HARBOUR

Let’s Party!

It's that time of year again, owners are putting on their party hats and creating their guest lists for the upcoming holidays.

Here are some useful tips about our association rules, maximum overnight occupancy, and owner special events to be mindful of this holiday season.

Rule #10. Maximum Overnight Occupancy

Maximum overnight occupancy for Bodega Harbour homes shall be up to a maximum of two (2) persons per sleeping room or guestroom, plus two (2) additional persons per property, for a maximum of twelve (12) persons, excluding children under three (3) years of age.

Rule #11. Maximum Number of Guests and Daytime Visitors

The maximum number of total guests and visitors allowed at any time in a single Bodega Harbour home (except during recognized special events) should not exceed the maximum overnight occupancy plus six (6) additional persons per property during the daytime, or eighteen (18) persons, whichever is less, excluding children under three (3) years of age.

Daytime visitors shall not be on the property during quiet hours (10pm to 7am).

Special Events

Special events exceeding 18 persons are permitted between 7am and 10pm. Owners must provide at least a 24-hour notice to the BHHA Administration (during office hours) and provide estimates of the number of guests and event start/end times, and are encouraged to inform their neighbors. Commercial seminars or group events are prohibited.

The maximum guest limits may be exceeded on the following national holidays: Easter, Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas Eve, Christmas Day, New Year’s Eve and New Year’s Day, so long as the holiday event and guest numbers are reasonable and do not impose on neighbors.

You can find the above association rule in the BHHA Rules, Procedures & Fines available online at BHHA.org. Owners are requested to provide BHHA Administration at least a 24-hour notice regarding special events when they or their renters have such an event.

We are a residential community and ask that association rules, especially those regarding noise and nuisance (Rule 13), and Vehicle Parking (Rule 3), be followed.

Let’s enjoy Bodega Harbour together!

HELP KEEP BODEGA BAY LOOKING GREAT!

A small and dedicated group of folk have regularly cleaned up the stretch of Hwy 1 south-east of old town for many years.

You may have seen the "Adopt A Highway" signs showing "Bodega Harbour Sea Gals" as responsible for a 2-mile stretch of the highway.

We now need a few more folk for this important work. The work is cleaning up a small part of the 2 mile stretch, typically takes about an hour and a half for a 2-person team. and happens at most 6 times a year.

Of course not everyone can be available on any given date, so it is not expected that every volunteer will be available for each event.

Cleanups are done on a quiet weekday when traffic is light. All equipment is supplied by Caltrans. Safety is the highest priority.

No need at all to be a Sea Gals member. The cleanup group has evolved to be independent of the Sea Gals group.

Doing the cleanup can be a fun outing, and it gives you a new perspective on Bodega Bay. Passing folk generally appreciate that this work is being done.

If you have any questions or would like to join this community-minded group contact:

Board of Directors

Agendas & Approved Minutes

Design Review

CC&R 6.1 requires that owners receive approval of plans by the Design Review Committee (DRC). This applies to all exterior plans for building (fence, wall, pool, spa, obstruction or exterior wiring, balcony, screen patio, patio cover, tent, awning carport, carport cover, trellis, improvement), or structure of any kind that is commenced, installed, erected, painted, maintained on the property, or demolished or replaced.

A DRC application must be submitted and approved before commencing any work.

A reminder to everyone submitting Design Review applications:

  • A Performance Agreement MUST be accompanied with ALL applications with the exception of Re-Stain Applications. The Performance Agreement should be reviewed and signed by the homeowner and the contractor. No work can commence until it has been submitted to Mary Angelo in the Administrative Office. Review of the document by homeowner and contractor is of the utmost importance because it lists the requirements that all contractors must adhere to when performing work at Bodega Harbour.
  • When submitting an application for review by the Design Review Committee, a $200 review fee should be included. After the application has been reviewed you will be requested to submit a refundable security deposit depending on the project category, and a Performance Agreement. When submitting an Administrative Approval Application for Repairs/Replacement, a refundable security deposit should be included. Amount is dependent on the project scope.
  • When a project has been completed and you wish to have your security deposit reimbursed, please contact Mary Angelo in the Administration Office to request an inspection. Once the inspection has been performed and has passed, the inspector will contact Mary at which time a reimbursement request will be submitted by her.

Mary can be reached at This email address is being protected from spambots. You need JavaScript enabled to view it. or 707-875-3519 ext. 210.

Winter Coastal Gardening
Happy Holidays from the Landscaping Committee

Welcome to the holidays here on the Northern California Coast. We are lucky to typically not get the frost that the gardens inland need to contend with, but lately we’ve had our share of frozen bird baths filled with an icy brim, and white dustings over decks, greens, and rooflines.

As we enjoy Winter, & the rain that it is bringing, be sure to turn off your automatic sprinklers, cover any plants that are not frost resistant, and enjoy the beauty of the season.

Some ideas for Winter gardening:

  1. As we go into Winter, this is the best time to trim your trees as they become dormant. When Spring arrives they’ll show more & healthier growth.
With proper planning for Winter Pruning, you’ll be pruning dormancy, avoiding Spring Nests, as well as maintaining HOA guidelines
  2. It's never too late to mulch & cover irrigation systems. Mulch is more than pretty window-dressing. Mulch helps to regulate the temperature of the soil, gives a boost of nitrogen and holds moisture.
  3. While trimming trees & bushes, save some of the cuttings & branches & enjoy some dramatic interior floral arrangements, or possibly a wintery wreath.
  4. If you have pets in your home, always check what might be a danger to your pet. Poinsettia, for example, is such a holiday favorite, but can be a danger to our four legged family members.
  5. By now you have pruned your hydrangeas, and left the new growth for blooms for next year. Trimmed & shaped your lavender leaving the green & silver leaves. Enjoy herbs at the coast, some rosemary, lavender, lemon verbena, sage, thyme & more. They grow annually & are available year round for the home cook & baker.
  6. Clean & winterize your gardening tools. Wash off shovels, hoes & spade. Be sure to use alcohol to wash away disease that can infect your other plants.
  7. Enjoy your garden, & next month we’ll enjoy photos of our Fall/Winter Garden contest.

The winners, in order:

🥇First Place & Grand Prize: 456 Loon Court

🥈Second Place, 20874 Pelican Drive

🥉Third Place, 20306 Osprey

We congratulate these homeowners & gardeners!

May your garden be filled with greens & color and your home be filled with wintery arrangements of greens, Forced Narcissus Bulbs & dramatic the reds of the Amaryllis.

For anyone with a garden maintenance or view obstruction complaint, please complete a “Community Complaint Form” provided by the HOA, which describes your contact information and describes the parcel/address of whom you have an issue. The landscaping committee will come out and take photos.

The HOA will send out a letter of the findings of the landscape committee. These are recommendations. If you receive a letter that you do not agree with the findings, you can request to be on the Agenda of the Board of Directors meetings for the Bodega Harbour HOA held monthly.

King Tides are Still in Effect!

We need your help to photograph extreme high tides on December 23 & 24, 2022 and January 21 & 22, 2023. You can find local King Tide times, browse King Tide photos, and find resources for educators and parents on the California King Tides Project website.

It's easy to participate in this community science project.

  1. Find your local high tide time for one of the King Tides dates
  2. visit the shoreline on the coast, bay, or Delta, and notice your surroundings to ensure you are safe and are not disturbing any animals
  3. make sure your phone's location services are turned on for your camera and then take your photo. The best photos show the water level next to familiar landmarks such as cliffs, roads, buildings, bridge supports, sea walls, staircases, and piers.
  4. Add your photo to our King Tides map either by uploading it via our website or by using the Survey123 app. If you want to use the app, be sure to download it (free from your app store) before you head out. Our photo upload form includes instructions in both English and Spanish.
