President's Letter to Members

Dear Members,

In recent days the membership notification, BHHA’s Annual Disclosures, Budget, Reserve Fund, and Annual Policy Statement, was mailed to you in accordance with the Davis Stirling Act. There may be surprises in this information if you haven’t been following Board meetings, and my purpose here is to provide you with additional background. Foremost, quarterly dues are going up in July, from $822 to $ 975 (+18.6%). That is a sizable jump, however it is only the second dues increase in the past 18 years. The first, in 2011, was an increase of 10%. Putting the upcoming FY22/23 increase into context, over the same 18-year period the CPI rose 43% nationally, and construction costs in Northern California rose a whopping 78%. Board members understand that the $51/month hike is considerable, but as a community we enjoyed many years of flat dues in the face of rising costs which, in our best judgement, requires a significant course correction now. I hope you’ll read on to see why we think so and what you can expect.

Bodega Harbour is celebrating over 50 years of providing oceanside living and desired amenities to thousands of owners over the years. As I wrote in an April message, time takes a toll, and over this year we identified areas where our aging physical infrastructure requires repair or replacement. The Board and Management have moved forward with some of the smaller projects, and we are putting in place processes necessary to move larger projects along over several years.

A year ago, the past board and the current board identified improved monthly financial reporting to Members as a priority. A simplified profit and loss cost center report, developed by the Finance Committee with Kemper assistance, has been in use for most of this year. In February, we welcomed a new onsite Kemper Controller, and the Finance Committee, Controller, and Kemper department managers took a “deep dive” into BHHA’s physical assets. This review resulted in an increased annual reserve contribution and numerous revisions to the final 2022/23 Reserve Analysis Report, prepared by Barrera & Company and adopted by the Board at our May meeting.

In tandem with the attention to BHHA finances, the Board initiated a long-term strategic planning process that has identified many areas of improvement important to Owners -- needed golf course projects, many common area improvements, sidewalk repairs, signage needs, and upgrades to member amenities, including Food and Beverage operations. The Strategic Planning Interim Report, released at the end of October 2021 can be found in the members section of the BHHA website, under Documents. As part of the ongoing planning process, a member interest survey was completed recently. The first in many years, analysis is nearly finished, and the valuable planning information provided will be presented to the Membership soon.

Some of the needs identified were completed this year, several are included in the 2022/23 budget, and others are in various planning stages and scheduled out over the next five years.

Here are some examples.

  • New, “instant” hot water heaters were installed in the Clubhouse locker rooms.
  • Two major Common Area improvement projects are moving forward – one to rehabilitate our Common Area and eradicate invasive plants (CARE), the second to improve and maintain the Common Area (CAMP) with attention to beautification, fire safety and water conservation. These are important projects supported by many Owners according to the recent survey.
  • Major Golf improvements and investments have been identified. Kemper National experts conducted a site visit, and along with our local golfers and staff, highlighted future tasks. The conversion of our gas-powered golf carts to an electric fleet is projected for winter 2022/23. A new lease is in place for delivery and staff are taking several necessary steps for construction of a suitable golf cart structure with charging capacity near the Pro Shop. Also in 2022/23, we will begin a multi-year renovation project on bunkers throughout the course.
  • We are proceeding with renovations on the Facility Maintenance Building and studying possible expansion of that facility in the coming years.
  • We are working with Sonoma County Public Works for a collaboration to repair and improve sidewalks throughout the Harbour. The County is still busy with projects resulting from fires and floods, but the Harbour needs are “in the queue”.
  • We are moving ahead with changes in the Club House Lounge and at the Snack Bar/19th Hole that will reduce labor costs, introduce new food and beverage offerings in both locations, and maintain former hours of operation as much as possible. We will be re-launching the Lounge and expanded the Snack Bar/19th Hole with new food, name, and concept in the coming weeks. Already we have initiated grilled and smoked foods and are making plans for a larger and more permanent grill area near the Pro Shop and will be offering Starbucks coffee service. New outdoor eating tables with an expansive ocean view have been installed in the golf putting area near the Pro Shop.
  • A security survey was conducted several months ago, and changes have been made to our security program. New locations are planned for upgraded cameras which will be installed in Common Areas, at both Harbour entrances, and near the Clubhouse and Pro Shop.
  • New and improved community signage and Harbour mapping is being developed and is expected to be finalized in 2022/23.

I hope you agree that we are moving in the right direction. The Board and Management thank you for your input this year. We value your continued support while these projects proceed in FY 2022/23 and beyond. As we look ahead to another challenging and busy year, we encourage you to follow developments through the Tidings, by attending Board meetings, and visiting BHHA’s website. Please let us know if there are additional ways you would like us to consider for communications with the Membership.

Bodega Harbour Women’s Golf Club 2022 Getaway

Nineteen Bodega Harbour Women’s Golf Club members enjoyed the opportunity to spend quality time together in May at a very special place, Cavallo Point Lodge.

The Lodge is set in an idyllic location on the San Francisco Bay at the foot of the Golden Gate Bridge. Several activities were available including, of course, golf at The Presidio Golf Course, as well as massages and facials at The Healing Arts Center & Spa. We also enjoyed several wonderful meals including a special dinner at the Murray Circle Restaurant.

A special THANK YOU to Dana Kueffner and Sue Ohlson for all the planning and organizing required to make our Getaway so special.

Design Review

"In my excursions around the community I have noticed that many homes do not have address numbers that can be seen from the street. In the event of an emergency first responders will have difficulty identifying your home if they cannot see the address numbers. This could lead to serious consequences if they cannot find you. Please make sure your address numbers are placed somewhere visible from the street. Your safety is our number one concern."

-Mary Angelo

If you plan on performing any type of exterior renovations you MUST contact Mary Angelo in the Administration office. Exterior renovations include re-staining (otherwise known as painting).

Design Review meetings are held the second Monday of every month. If you wish to submit an application for review it must be submitted at least 28 days prior to the date of the meeting. Landscape Review

June 2022

Greetings from the Landscape Review Committee!
Common Area Initiatives

We are pleased to announce that the BHHA board has approved two initiatives for common area improvement, to begin this summer. The first project is an eradication and cleanup project of common area invasive and toxic plants and shrubs with a priority on fire safety and wildlife ecosystem preservation. The second project is a long range, phased landscape design initiative for common areas that will prioritize drought resistance, fire safety, climate change, indigenous coastal plants, and wildlife habitats. A landscape design plan for future improvements of our common areas will be presented to the homeowner community for comments and suggestions prior to phased installation work commencing. Stay tuned for more on these exciting initiatives in the coming months!

Garden Beautiful Spring 2022
Winners

Congratulations to our grand prize winner for spring, Jim and Catherine Cravens, at 20946 Heron Drive!

Their landscape highlights the best of what stays beautiful in Bodega Harbour--a complementary mix of decorative gravel, stone, succulents, mulch, and coast loving plants with long-lasting color. We loved their use of potted succulents to complement the curves of the architecture.

"We recently refreshed our yard by replacing plants that were at the end of their life cycle," said Jim. "We also added mulch and decorative ravel throughout the yard. Most recently we have been adding fresh potted planters with succulents. We love that succulents grow so well in beautiful Bodega Bay!"

Jim and Catherine will receive a cash award of $300.
