Board President Update

Dear Members,

I want to provide all owners with an update on a few of our Association’s activities that touch us all.

CURRENT BUDGET & FINANCES
This year’s BHHA FY2022/2023 budget process is well underway. Treasurer Tracy Amiral and the Finance Committee, our new Controller, Jetan Sahni and our GM, Anna Taylor have been collaborating on budget-related projects for several months. Two full-board budget sessions took place in March. More are planned, culminating in Board adoption of next year’s budget in May and distribution to the Membership in June 2022.

This is an earlier start than in recent years and we have our work cut out for us as we move away from two very unusual pandemic years. Due to groundwork done since last fall by the Finance Committee and through the Board’s strategic planning process, we have some improved vantage points and markers for assessing the Association’s financial health and charting our way forward.

A silver lining to the COVID-19 experience was an overall “better than budget” performance during the last fiscal year, 2020-2021. If you’ve been attending Board Meetings or reviewing the minutes on the BHHA website, you know that we expect to finish this fiscal year slightly above budget, though not as much as the previous year.

HAPPY 50TH BIRTHDAY!
Also affecting this year’s budget process is the fact that our Bodega Harbour community is fifty years old. There is some catching up to do in terms of BHHA’s aging physical infrastructure, including our golf course, clubhouse, and common areas. We are working hard on these important projects.

The Board’s strategic planning process has collected input from our staff, an executive team from Kemper’s home office, BHHA’s volunteer committees, and individual directors regarding needed golf course projects, common area projects, sidewalk conditions and signage needs, clubhouse repairs and improvements, as well as desired upgrades to member amenities, including our food and beverage operations. Food and beverage upgrades are in process now, as are steps toward converting our gas-powered golf cart fleet to a new electric-powered fleet. You will be receiving more information about these projects via this newsletter and email blasts from Administration.

Additionally, these and other important projects are discussed in the Interim Strategic Planning Report presented to the community last October. The report is on the BHHA website in the Members section.

MEMBER SURVEY
Part of this planning and information gathering is a membership survey sent out recently. The survey went by email to members for whom we have email addresses (the primary email address used for billing) and by mail to those for whom we do not. Please reply by Friday, April 8th - a reminder that we are requesting 1 response per parcel. So far, the response rate has been good, thanks for all of you who have already responded. We want to hear from all of you because the survey will inform this year’s budgeting and better guide our future planning for BHHA business operations and member amenities. We look forward to reviewing the responses and we will report the results of the survey with all members in the near future. The survey is the work product of the Board’s strategic planning co-chairs, Directors Kate Hecht and Kim Kilkenny, with help from Director Carmen Estrada, our GM and Kemper’s new Communications Manager, Gabrielle Harris. A long list of community needs and wants is taking shape, and it includes major capital projects as well as smaller ones. In particular, the most expensive projects being planned will likely be phased and accomplished over more than one year. Partly for that reason, the Board is taking a deeper dive into our reserve planning and operations “future-casting” as part of this year’s budget process. It’s my expectation that we will be better prepared to address the Association’s current and future needs because of this robust 2022-2023 approach.

FUTURE STEPS
We’ll continue reporting to the membership on this work at Board meetings over the coming months. (Available by Zoom on the 3rd Saturday of each month at 9am.)

The strategic planning process will not end with the adoption of the FY2022/2023 budget. As this unusual pandemic period recedes, it will leave lingering effects, changed economic patterns and operational challenges. The Association and our Kemper managers are striving to meet the needs of the entire BHHA community in this unfamiliar time. We encourage all members to stay informed, attend Board meetings and use the open forum section included in every open session to let us know your thoughts and opinions.

Community Rules

The BHHA policy regarding our association’s Rules, Procedures and Fines was approved by the BHHA Board at the February 2022 meeting. The “Rules” are now online at BHHA.org > Members > Documents > Documents and Forms > Rules, Procedures and Fines - Feb 2022. Thank you to those owners who submitted comments on the proposed rules in January.

All owners are subject to these Association Rules. Our visitors and renters (both short- and long-term) must also comply with the BHHA Rules. We, as an association of 725 lot owners, are working to improve all owners’ and visitors’ experience in the Harbour.

A copy of the new “Rules” should be mailed to all owners in the near future. It can also be viewed at the above website link.

This month we will highlight the one-page “BHHA ASSOCIATION RULES - NOTICE TO GUESTS” which is included in the “Rules” as Exhibit A.

All owners must provide this one-page “Notice to Guests” to people visiting or renting your home when you are not at the premises.

If you are a vacation rental owner please provide this Notice to Guests at your home, and provide it to the manager of your rental. This Notice provides important information for all residents or guests in the Harbour so they are aware of the Association’s Rules, and that the Harbour is a residential community with neighbors nearby.

What is my BHHA Parcel / Member Number?

Each of our 725 Bodega Harbour lots has a "Parcel" number from 001 to 725.

The Accounting office adds a “1” at the beginning. This makes our "Member" numbers from 1001 to 1725.

Your basic Member number is on your BHHA owner’s access card: 1xxx.

Member numbers also have an “A” attached at the end. That makes it 1001A to 1725A.

Your "full" Member number is on your Statement: 1xxxA.

Food & Beverage Changes

KemperSports recently prepared an analysis report of the Food & Beverage operations at Bodega Harbour and presented it to the Board of Directors at their meeting held on Saturday, March 19th. The Board is in support of the recommendations as outlined in the report and are pleased to announce the following changes.

As of Friday, April 1st, the offerings at the Snack Shack next to the Pro Shop will be expanded to include an outdoor grill, additional seating, and a new menu. The new menu will be announced soon.

The Bluewater Bistro & Lounge will be temporarily closed as of Tuesday, March 29th. During this time, the Board will be working with KemperSports on the rebranding & restructuring of the Lounge. We anticipate relaunching the Lounge on Friday, July 1st.

The Bistro (downstairs from the Lounge) is currently available for private parties & small events not to exceed 45 people. This includes BHHA groups such as the Literature Group, etc. as well as outside parties. Since the kitchen will be closed, catering will not be offered at this time.

Golf News

Spring is here! We hope you’re well and able to get out and enjoy the beautiful sights & sounds of Bodega Harbour, and enjoy our amenities 😊

Greens Aeration: A big thank you to Jonathan Ivory and his dedicated crew for their hard work aerating the greens. Small-core aeration was completed 3/29, and although they’ll be a little slow and bumpy for a week or two, we expect them to heal and return to normal very soon!

Project Update(s): Re: Golf car proposed building site. Land surveyor confirmed our property line on the north end of our parking lot. PG&E also confirmed locations of their underground electrical lines and we’re checking the feasibility to re-locate lines to accommodate a golf car storage facility for the electric golf car fleet, already on order.

Golf Shop Sale: Stop by our award-winning golf shop during Masters week for savings ranging from 25% to 40% off on select apparel. The sale will run from Thursday, 4/7- Sunday, 4/10!

Men’s Club News: Super Senior Qualifying runs April 1st – 30th. Anyone 65+ can qualify for next month’s match play by completing a minimum of 2, 18-hole rounds. The Master’s Mixer will be held Thursday, April 7th.

Golf Shop Hours: We are open at 7:00 am and close at 6:00 pm.

What’s in Your Bag? Feel free to stop by the golf shop to see how we can help optimize your equipment. We stock golf grips, spikes, gloves, bags, apparel, and other quality accessories at great member prices. We look forward to serving you!

Tee Times: Members who wish to make tee times for themselves or guests should continue to book at least 7 to 10 days in advance (up to 60 days max), to help get your preferred tee times. You may book online by visiting our website www.bodegaharbourgolf.com or, call the pro shop directly, 707-875-3539 during normal business hours. Afternoon calls are recommended to help avoid delays while we check-in play during peak hours. Remember to present your BHHA Member ID at check-in in to receive your member rates.

Please note, when setting up your online customer account to book tee times on EZ Links, you’ll be requested to provide your credit card number to secure the reservation. Your credit card will not be charged until you check-in at the pro shop unless you fail to show or cancel within the required 24 hours. During check-in, you have an option to pay via cash, credit card, or your member charge account, but be prepared to show ID.

Additionally, when booking a tee time, you will more than likely be paired with someone else. In order to maximize rounds and revenue, please remember to cancel tee time(s) or reduce players within the 24-hour cancellation period to avoid being charged.

All members and guests, even those with annual passes, are required to check in the pro shop prior to your round. This provides us an opportunity to register your round and let you know about golf car path rules and any notable course condition alerts.

MEMBERS ONLY & ACCOMPANIED GUEST PLAY:

9-HOLE PLAY: Options for 9-hole play are the BACK 9 in the mornings from 7:30 – 8:30 am, and available during twilight time on the FRONT 9.

Additional members only play is offered daily after 4 pm (daylight savings). Remember to check in with the golf shop and depending on play, we may be able to send you off the Front 9 or Back 9.

Women's Golf Club News

Our BHWGC members enjoyed an exciting St. Patrick’s Day tournament organized by three spunky leprechauns: Nancy Chaplin, Linda Barr and Brenda Middlehurst.

Golfers enjoyed festive signage on their carts, lucky coins, golf markers and green golf balls as prizes. To make things a bit more challenging and fun, each member of the six three-member team was limited to five clubs including their putter.

Sea Gals News

Since the Bluewater Bistro is closing on March 29th, we needed to relocate for our planned April 6th lunch with speaker Dick Ogg. The Fisherman's Cove on Bay Flat Road has kindly offered their restaurant. We can order directly from their menu (which is quite inclusive) and pay individually. They also serve beer and wine and if you would like to preview the menu on line their address is: www.bodegabayoysters.com. They also suggested we arrive at 11:15. There is limited parking so if you can carpool that might help. The restaurant is next door to the Spud Point Crab Company, and address is 1850 Bay Flat Road (707 377-4238). On May 14, BB CERT will be co-sponsoring a program "Sonoma Ready At the Coast," along with co-sponsors Sonoma County Fire and the Sonoma County Department of Emergency Services. This will be an in-person gathering at the Grange from 10 AM until Noon. This will be an opportunity to meet Supervisor Harris and to hear from our first responders. In addition, Bodega Harbour resident Julie Atwood of the Halter Project will be there to talk about animal safety in disasters. Please join us.

The Exercise Group - Is Alive and Thriving in the Harbour!

It’s never too late to start, and all fitness levels are welcome.

8:30 -9:30 am Monday, Wednesday and Friday tune into ZOOM to join the exercise group.

Enjoy a workout in the safety and comfort of your home. Betsy Spann, who hosts the meeting, is a certified fitness instructor has lead the Yacht Club exercise group as a community service to all Bodega Harbour residents since 2014.

A little stretching and balance helps stimulate your mind and maybe help your golf game too.

Spring Mulching Madness & Submit for Garden Beautiful Contest
April, 2022

Spring has arrived and with it wild flowers flourishing throughout our County. Here in the Harbour we are enjoying a variety of blooming Rhododendrons, Azaleas, White & Pink Calla Lilies, Pink Jasmine, with those that have Tiger Lillies now peaking out. Send us your photos of your garden & the blooms you are enjoying.

It’s also the Spring Garden Beautiful Contest, enter your garden, by providing your name, address, contact information and garden photos. A member of the Landscape Committee can come & take photos if you like. Please enter by Monday, May 2, 2022. Contestants will be voted on at the May Landscaping Committee that meets on the second Monday of the month, May 9, 2022. $300 goes to the First Prize Winner, $150 to Second & Third Prize Winners. Next Garden Beautiful will be in Fall, so think about submitting in September & October. Something to plant for.

Just some quick reminders,

  1. Here’s to hoping that many of the trees on our coastal properties were trimmed over the past winter. “Trees must be regularly maintained and trimmed to the roof lines of the residence. Vegetation trimming or removal is required even if a complaint has not been made in the past, regardless of the age of the vegetation.” Trim your trees annually, or semi- annually, depending on the need, so they stay healthy. Always best to trim in Winter, during dormancy, while many birds have migrated away from our Coast. Drive around our neighborhood, and see some of the wonderful ways regular trimming can add to the beauty of your home.
  2. Trees, shrubs & plants must be trimmed so that no portion is blocking a neighbors view. As well as trimming plants before they begin to grow over curbs & onto the street.
  3. Soft Landscaping, for new landscaping plans we will want to see the samples of mulch, stone, gravel. Our goal is to have landscaping blend. There are many types of mulch and can really add to the beauty of your landscaping.
  4. Each Spring we work out a special with Grab N Grow in Santa Rosa, give them a call to check on the special. Share with a neighbor to reduce the cost of the delivery.
  5. Echium Candicans or Echium Fastuosum (Pride of Madeira) is a part of our community. They grow wild throughout, and can be quite beautiful as they are the first to bloom in Spring. Gardens that are maintained can be striking, while being a superb pollinator. Because it is a tender perennial/biennial & a large shrub, it must be maintained and the dead plants and branches be removed annually. This plant is prohibited as part of new landscaping plans.
  6. Along with Spring, comes the best time to mulch.
    • Mulch insulates the soil helping to provide a buffer from both heat and cold.
    • Mulch retains water helping to keep the roots moist.
    • Mulch keeps weeds out to help prevent root competition.
    • Mulch prevents soil compaction
    • Typically, a 2” mulch layer is just enough to insulate the soil. Mulch is organic, meaning it will break down over time. Too much mulch can actually mean too much water being retained, which can lead to rotting root systems.
    • Mulch can make your garden pop, showcasing the plants you have chosen for your coastal garden.
    • Enjoy the Spring Gardens here on the Coast. Great time to just drive around and see what catches your eye for your own garden.
